Headwaters Soil Co. was built around a simple idea: the work that supports a meaningful Montana ranch or farm acquisition should match the seriousness of the purchase itself. Too much of what passes for soil diligence in this market is borrowed from cropland models built for the Midwest — methodologies that were never calibrated for Montana rangeland, never stress-tested against IRS scrutiny, and never structured to be re-derived from source data.

We provide soil sampling and Section 180 documentation for buyers of Montana ranch and farm land who want credible field insight before a deal closes — and for landowners who acquired their land in prior years and want the diligence done right, retrospectively.

While the work is rooted in Montana, the standard behind it is broader than local familiarity alone. Serious buyers and their advisors deserve clear communication, disciplined field work, and reporting they can rely on.

Pierce Oja

Livingston, Montana

Pierce Oja directs Headwaters Soil Company’s methodological development, including sampling design, laboratory protocols, and the analytical framework that supports every opinion of value. He holds a B.S. in Chemistry from Montana State University, with coursework in instrumental analysis — the scientific foundation for the firm’s disciplined approach to soil valuation.

A sixth-generation Montanan, Pierce remains actively involved in his family’s ranch and has spent his career at the intersection of agriculture, land stewardship, and natural resources. He founded and continues to run Wet Net Outfitters, and his seasons guiding have built a working knowledge of the landscapes that define the Northern Rockies. At Headwaters, that combination of scientific training and practical land experience shapes a methodology built to be rigorous, transparent, and defensible.

Louis Gaudet

Three Forks, Montana

Louis Gaudet directs Headwaters Soil Company’s engagement execution, including field program management, chain of custody, laboratory coordination, and delivery. He serves as Senior Vice President of Operations at a publicly traded financial technology company, where he leads operations, merchant enablement, and customer service — an environment in which a process is only as good as the documentation left behind it.

Before moving to Montana a decade ago, Louis spent seventeen years as the owner and operator of an East Coast fly fishing outfitting business, running every function of the company himself across seasons that do not forgive poor planning. He is also a partner in Wet Net Outfitters, where he runs operations and marketing alongside Pierce — the same division of labor the two bring to Headwaters. That combination shapes how every engagement here is scoped, run, and documented.

The Standard

The work is only as good as the method behind it.

Headwaters operates on a Montana-specific protocol calibrated for rangeland and dryland — not borrowed from cropland models built for the Midwest. Sampling design is GPS-stratified across NRCS soil map units. Laboratory work uses Olsen P and MSU-Extension-aligned methods appropriate for Montana’s calcareous soils. Native baseline is subtracted from KSSL-anchored reference characterization. Sufficiency floors draw on NRCS Ecological Site Description forage removal, not single-year crop uptake. Pricing is Montana-specific, sourced and cited.

The method is not a sales document. It is a working specification. Every report Headwaters produces is structured so that a CPA — or an examiner — can re-derive each number from the source data documented in the report itself.

Headwaters is headquartered in Bozeman, with operators based in Three Forks and Livingston. The firm works ranch and farm parcels across Montana — from the Hi-Line down to the southern valleys, and from the Bitterroot to the eastern grasslands. The methodology is calibrated for Montana soils, but the work travels.

The geography matters because the methodology matters. Soils, climate, ecological site descriptions, and pricing all change across the state. A defensible opinion of value on a parcel near Forsyth is calibrated differently than one near Big Timber. We do the work locally because the work has to be local to be right.
